Camp Verde History:

Camp Verde is the earliest European settled community in the entire Verde Valley. Camp Verde’s history dates back to the early 1860’s. It was established as a military fort on the banks of the Verde River in 1865 to protect settlers. The US Army first established a temporary outpost that protected the farms and farmers at West Clear Creek. In 1865, a second post was built and named Camp Lincoln. Soon the name was changed to Camp Verde. Due to a malaria outbreak, the post was moved to it’s current location in 1871. In 1878 the name was once again changed, this time to Fort Verde to signify a permanent installation. Fort Verde was active from 1871-1892. Camp Verde is the oldest community in the Verde Valley.

Anglo Americans settled in the Verde River Valley in the early 1860s and shortly after came into conflict with Tonto Apache and Yavapai Indians in the area. In 1865, voluntary military units established a tent camp to protect settlers from Indian attacks. The voluntary military was relieved in 1866 by the U.S. Army. Camp Lincoln was established in 1865 one mile north of the current site and re- named Camp Verde in 1868. The Army moved the camp in 1870 to the current location to avoid Malaria that plagued the area. Camp Verde was renamed to Fort Verde in 1879 and was eventually abandoned after the Indian Wars ceased and was eventually sold at a public auction in 1899. The Fort Verde Historic State Park offers remnants of this early history of Camp Verde. Camp Verde has remained a strong community as a result of its desirable climate, geographic location and proximity to tourist attractions including Montezuma Castle National Monument, Tuzigoot National Monument and the Historic Fort Verde. In 1979, the city of Camp Verde requested the historic site be established as a State Park. Now the site consists of four adobe buildings. One of the buildings is a museum with exhibits and displays that feature life pre dating modern subdivisions and amenities. The town now covers 46 square miles and was incorporated in 1986. The mostly sunny weather and moderate year round temperatures attract retirees, tourists and part time residents. Located near the geographical center of Arizona, the Town of camp Verde is located in the ewster portion of Yavapai County. It is 92 miles north of Phoenix. State Route 260 and Interest 17 pass through camp Verde and serve as the major roadways servicing the community. The population is estimated at about 12,000 people.

Why move to Camp Verde?

Climate: The average elevation here is 3100 feet above sea level.

The Verde River, Clear Creek and Wet Beaver Creek all meet and wind through sections of Camp Verde. The natives found this area great for growing crops and living. These lands have been irrigated for centuries by the natives and then the settlers after them. Because of the great abundance of water you will find this area is very green. Here irrigation rights and waterfront properties can be found among our Camp Verde real estate offerings. Waterfront property and irrigated properties are available to anyone that wants to grow crops for their family or to sell at the farmers markets in the area. Some of the water rights in the area predate Arizona’s statehood. This place is a true Oasis in the middle of the desert.

Outdoor Recreation: Camp Verde is at the southernmost end of the Verde Valley, downstream, and is surrounded by the Mingus Mountains to the south and the Mogollon Rim to the north. Camp Verde has 18 miles of the Verde River that go through it. This is a really nice river to cool off in or kayak, canoe or lazily inner tube down. A web of urban trails leads to nearby bluffs with an occasional ancient cliff dwelling or pueblo. Camp Verde and the surrounding valley are home to five Arizona State Parks, with the Rocking River Ranch that is soon to be developed.

Subdivisions of Camp Verde:

Las Estancias: Great location and nice mountain views from this subdivision. Here you are allowed to have a home, a modular or manufactured home. Utilities are to the properties including natural gas, power and private water.

Equestrian Estates: This is 25 lots on 29.37 acres. It is off of Newton Lane.

Castle Heights: This is a new subdivision that is high on a hill and was designed with views in mind. There are only a few new homes that were built in this area in 2018. Tierra Verde Builders is the owner and preferred builder in this subdivision and is offering a $10,000 dollar credit to any buyers that hire them to construct a home here. The subdivision has engaging panoramic views that range up to Montezuma’s Castle through down to the Verde Valley and the White Hills. You have views of Squaw Peak and Copper Canyon as well and it is easy to build a home with southern exposure in mind making it a great place for a passive solar home.

Pioneer Acres: These are located on the east side of the 260 north off of McCracken Lane. This area was homesteaded.

Ranch Acres: These are all one acre plus homes that have irrigated water rights. Because of the abundant irrigated water rights here the front yards are green and lush. Many residents have magnificent landscaping and backyard gardens. Some even sell the fruits of their labor at roadside stands or farmers markets that are grown in this subdivision. This is an established neighborhood with no vacant land available. Many of the sites are in flood zone but some are outside of it. It is centrally located and is a nice place to walk the quiet streets of unique custom homes and it is close to services.

Views of Camp Verde/Verde Cliffs: This is a friendly community that is appropriately named, The Views at Camp Verde has been designed for the Views. With most of the homes being between 2-4 bedrooms and 2-3 bathrooms on lots around 5,000 Sf, the community is idea for people that want the small town feel, without a large parcel of land to go with it. The majority of the homes in the Views of Camp Verde where built in the mid 20o0’s. Prices in this desirable neighborhood typically start at around $225,000. At the time of print the average sales price is around $250,000. There is a Quarterly HOA Fee of $85.00.

Quarterhorse Area Subdivisions:

Jordan Meadows: Is a 110 acre subdivision that has many estates that are on the Verde River. This popular established home subdivision has some beautiful homes and irrigated pastures. This is located just past White Bridge on Highway 260, turn right onto Quarterhorse, then right on Apache and you will see the Jordan Meadows sign.

Millwood Estates: This is a subdivision of 30 on acre lots. It is located at Quarterhorse lane.

Rio Verde Ranchos: These custom home sites are some of the most beautiful in the entire valley. Very few home subdivisions compare to the greenery of these estate homes. Green lush irrigated pastures, gigantic cottonwood and sycamore trees and pipe rail fencing describe many of the homes and properties on this street. Located South off of Salt Mine road. When you go south on Rio Verde Lane you are in Rio Verde Ranchos. Many of the home sites front on the Verde River and therefore may be subject to flooding if not elevated enough or back far enough from the Verde River.

Pioneer Acres: These are located on the east side of the 260 north off of McCracken Lane. This area was homesteaded.

Pebble Rock: Final Plat, 10 lots on 13.56 acres located mile Northeasterly of intersection McCracken Lane and Hwy 260.

 

 

 

 

 

Castle Heights: This is a new intimate subdivision. These 1.6 acre view lots are all designed to maximize the views. The views range from Montezuma’s Castle to the White Hills and down the Verde River Valley. From here you can see sunrises and sunsets over Squaw Peak and Copper
Canyon. Electric is provided underground to each lot but a well is needed for water.

 

Salt Mine Road:

Fort Lincoln Estates: This subdivision is off of Salt Mine Road and Sierra and has some really nice homes in this established neighborhood. There are irrigated water rights and nice mature trees at most of the homes.

Lucky Canyon Estates: This is a total of 9 lots on 14.87 acres off of Salt Mine Road.

Verde River Meadows:

Sierra Verde Estates: There are 28 parcels in this subdivision.

Diamond Creek Ranch North: This is the subdivision north of Stolen Blvd.

 

East Camp Creek Subdivisions:

Verde Lakes Units 1-5:

Clear Creek West: Some of the most affordable homes in Camp Verde and the Verde Valley are here. The properties in this area are on Many of the homes and homesites do have Clear Creek frontage.

Preserve at Clear Creek: This subdivision consists of 33 lots. At time of press there are only two homes in the whole subdivision. The rest of the lots are for sale. These lots back up to E. State Route 260.

Cave View Estates: This is a 16 lot subdivision that backs up the E. State Route 260. It is named for the caves across the highway that were inhabited by the Sinagua.

A Historic Camp Verde Property

 

Simonton Ranch Subdivisions:

This 360 acre commercial and residential development is anticipated to be the gateway to town. In 2004 Simonton Ranch owner Scott Simonton purchased the land and has been working diligently with the City of Camp Verde at getting the zoning and approval of many stages of development for this area. Simonton Ranch is composed of 6 subdivisions, a 17-acre industrial park and 87 more acres of commercial property. This will be Camp Verde’s largest development ever started. When completed this will include a mix of residential and commercial properties. The subdivision was started in 2006 but halted all construction with the unprecedented housing collapse. Since that time, it has sat there going through various stages of planning and reviewing of current economic conditions to see when it is a viable to start construction.

In 2015 he donated 9.28 acres and agreed to sell another 6-acre parcel at a huge discount to the Verde Valley Archaeology Center after 2 prehistoric burial sites were discovered and 6 pit houses were found during the archaeological study. The donation in part was to help him get approval for developing multiple subdivisions and business park on land that he owns next to the parcel. Now under the working name White Hawk Business Park, the 12-lot business and technology park is designed to attract businesses and jobs to Camp Verde. The lots here will have access to fiber optic high speed internet and 3 phase power.

 

Composite of Simonton Ranch

Elk Creek at Simonton Ranch: This is 94 lots on 24 acres located at Finnie Flat and the proposed Simonton Ranch Road. It is yet to be built.

Homestead at Simonton Ranch: 52 lots on 36.2 acres. Located on the Northwest corner of Highway 260 and Finnie Flat Road. It has yet to be built.

River’s View at Simonton Ranch: This is 15 lots one acre home site subdivision on the back of the property owned by Al Dupuy of ALD Development. It has yet to be built.

Silverado at Simonton Ranch: There are 252 lots on 64.84 acres located within PAD at Northeast corner of Hwy 260 and Finnie Flat Road. This is the largest home subdivision of the ranch and has been Final platted.

River Ranch Estates: This is an exclusive neighborhood of beautiful custom homes. There is a deeded community park with access to the Verde River for kayaking, fishing, picnics and family outings. The irrigated water rights from the OK Ditch allow for plenty of water making this really a lush green neighborhood with large trees and pastures. This is located west of I-17 of off Middle Verde Road. 3.5 miles north and you are there on the left hand side.

Water’s Edge: Comprised of only 10 lots, this high-end subdivision is also owned by ALD Development that has not been built.
