Golden Valley, Arizona

Golden Valley Arizona is located half way between Kingman Arizona and Bullhead city Arizona. It is located in Mohave County AZ. It is 20-30 minutes from either Kingman or Bullhead City and Laughlin. There are services in the valley such as a really nice Maverick Gas Station, a medical center, RV parks, tire stores, mechanic shops, variety shops, swap meets and a number of bars and restaurants along Highway 68 that connects Kingman and Bullhead City. Golden Valley is growing fairly quickly due to the nice climate, relaxed atmosphere and the availability of very affordable homes and land. Golden Valley is approximately 26 miles long and 10 miles across of privately-owned land. Most of the parcels were subdivided into 2.5 acre parcels years ago. There are also a lot of 10, 20 and 40 acre parcels available. There are not many large land holdings above this.

Because of its proximity to Kingman, and its residents reliance on Kingman’s grocery and retail stores for everyday necessities, Golden Valley can be considered part of the Kingman Community. However, residents of Golden Valley also rely on employment in Laughlin and Bullhead City as well. As of July 1, 2018 the population of Golden Valley was 9,055. At the same time the average home value was $153,304.

Golden Valley, Arizona was named after a company from Hollywood, CA that went into partnership with Crystal Collins to develop land south of Highway 68 into 2.5 acre parcels. The company’s name was Golden Valley Development Company. Some of the roads are named after these developers and you will see a street named Crystal and one named Collins.

Climate: The average elevation of Golden Valley is 2,805.

Real Estate Subdivisions in Golden Valley:
Golden Sage Ranchos: For the most part these are 2.5 acre parcels that can be split one time. After the road easement you usually get 2.35 acre parcels and then if you split it you net 1.17 acre parcels. About half of these parcels have power, phone and cable to them. Less than that have water. Those that do have water are serviced by the Valley Pioneer Water Company which is a privately owned company in Golden Valley that does a great job clean, adequate water to their customers.
Residential/Agricultural, manufactured, modular homes and single family homes are permitted. Here you can park your RV or motorhome and live on it while you build or live in it full time. Wastewater would be septic as there is no sewer system in the valley for the Golden Sage Ranchos that are for sale.
