Location and History:
Green Wood Village is located in one of Arizona’s most scenic areas, just off of old Historic Route 66, near the town of Hackberry. Hackberry, in its hey-day was a bustling cattle and gold mining town and many of the historical buildings remain to this day. Today, it is a tourist destination for those interested and revisiting, and reminiscing about cross-country travel along old Route 66.

Green Wood Village is nestled in the foothills of the pinyon pine forested Peacock Mountains only 25 miles northeast of Kingman, Arizona. Wildlife:
Wildlife abounds on the ranch. Deer, elk, antelope, fox, coyote, bobcats, red tail hawks, raccoons, desert tortoise and an occasional migrating mountain lion can be seen in this pristine area. There are also cows that meander through that are part of the X-Bar One Ranch.

Amenities:
Greenwood Village is a perfect place for horse riding, atv riding adventure, bird watching, exploring or simply enjoying nature. Many property owners in the ranch have horses and enjoy and outdoor lifestyle. An 18-hole par 72 golf course is located about 18 miles away at the community of Valle Vista.

Services:
Electric Many parcels have electrical service (provided by Mohave Electric Co-op) and telephone service (provided by Frontier Telecommunications). All parcels are suitable for alternative power systems such as solar and wind energy. Cell phones work great at the ranch from nearby cell towers and wifi is available for your home office.

Propane gas (LP) delivery is provided by several companies in the Kingman area, such as Northern Energy, Graves Propane, and Ferrellgas.
Water is provided by your own private well, hauling in your own water, or delivery by a private delivery company. Many good wells have been drilled throughout the ranch that provide adequate water for household uses as well as gardens and trees.

Trash containers located near the entrance to the ranch are provided by a local co-op service for a nominal monthly fee.

Climate:
The mild high desert climate at Green Wood Village averages in the mid 80’s in the summer and cool conditions that are well above freezing in the winter. The weather here is very similar to Kingman, Arizona, except that temperatures are consistently about 5 degrees cooler. Because Green Wood Village Ranches is located in the Peacock Mountain Range, and at a higher elevation, that ranges from 4,000 – 5,200 feet we have more precipitation than Kingman and some of it in the form of snow in the winter time months is typical.

Access:
All of the parcels were professionally surveyed and staked, making clear identification of parcel corners easy. The roads are built to county standards and are maintained by the county from their property tax revenue. All parcels have full physical and legal access by dedicated public or county roads.

Grazing:
Arizona is an open range state. This means that cattle pretty much graze where ever they prefer, and where desert feed is abundant. It also means you must fence the cattle out of your property if you don’t want them wandering through. Fencing must be suitable for this purpose. We have found that cattle are social animals and like to be around people. For that reason they are attracted to structures and road right-of-ways.

C.C. & R’s (COVENANTS)
Land usage within Green Wood Village is governed by sensible C.C.&R’s (Covenants) which help protect your real estate investment. The basic rules are as follows:
Houses must be at least 1,000 sq. ft., site built or manufactured. Manufactured houses must be 5 years or newer from date of manufacture to date of placement on your parcel.
Parcels can have no split parcel being smaller than 5 acres.
No commercial use of parcels is allowed. Parcels are to be used for single family residential use, limited recreation use, and non-commercial ranch and farming activities.
Septic systems must be installed prior to or in conjunction with the construction of a house.
No burning or burying of trash or rubbish on a parcel.

Owner Carry Terms: Buying a vacant lot is a solid real estate investment. There is an increasing demand from nature minded people to live in places like this and we feel it should be available to everyone. For that reason you can put 20% down and the developer will carry the note at 7% for 5 years. This also goes through an independent title company so your investment and payment is secure.
